What are the Things You Should not do When Selling Your Home?

There are definitely several things that you should not do when you are selling your home because the majority of buyers will not even bother to look at your property if they notice any of them. One thing that is usually at the top of every list is house odors, especially odors caused by pets, cigarette smoke and mildew.

If you happen to be a smoker and you smoke inside your home, then your house smells like cigarette smoke even if you do not perceive the smell. Pets inside the house will also cause bad odors, so you would be well advised to ask someone who does not live in your house to walk around and let you know what they smell. If and when they tell you the truth, do not be offended but take it is as constructive criticism instead and deal with it.

Dim lighting is also a real no-no for most buyers and some may even feel as if you are trying to hide something. You may love the dark, but most people like to see a house that's well lit and feels light and airy when they are taking a look at it. You can add lighting, change dim bulbs, open the curtains and repaint with light, neutral colors so that your house takes on a bright, more welcoming look.

Another turn-off for most buyers are filthy bathrooms. Get rid of the soap scum, shine the fixtures and please get rid of any and all mold and mildew. Repaint the bathroom if you have to, clean or replace the shower curtain and rugs and buy new towels. If you really want to sell your house, you have to go the extra mile to make your house look better then all the other houses the buyer is probably going to take a look at before deciding.

If your basement smells damp and musty, make sure you resolve this issue before deciding to show your house. A damp, musty basement is a sign to most people that there is a leak somewhere. However, it may not mean that there is a leak in the foundation. It may mean that water goes toward the foundation instead of away from it and you need to determine where the water is coming from before you can get rid of that damp, musty smell.

It is going to be difficult to heed the next piece of advice, but do not be there for the showing. You are going to be curious to know what people think about the home that you are trying to sell. You are also going to be curious to who showed up and whether there was any real interest shown, but let the experts handle the details and they will keep you apprised of what went on during the showing. The best thing you can do is to leave people alone so that they can look at your house at their leisure.

A seller who is constantly hovering over prospective buyers is going to make them feel uncomfortable, especially if the seller seems nervous or anxious. Buyers will pick up on your nervousness and anxiety and they will leave as soon as they can, and you will end up with the loss of a possible home sale.
