  1. Try conducting an open house during the weekends, particularly on Sundays. This way you will not be competing with the busy schedules people usually have during weekdays. There is work, errands, fetching kids from school and doing a heap load of household chores. It is hard asking people to get away from all of these just to check out your place.

  2. Advertise your open house ahead of time. There are many ways to do this: newspapers, flyers, signage, internet and even radio stations. You can even send out personal invitations to friends and family.

  3. Touring a home can be tiring, especially when there are lots of people. Therefore, you may want to serve refreshments during the event. However, you need to carefully choose what to serve. As much as possible, you want to avoid food that could cause quite a mess to your property.

  4. Create rules and regulations during the open house. This is very essential so that guests will be properly guided. They need to know what bathroom to use, which parts of the house they are allowed to bring food, as well as any restrictions.

  5. Stage your homes properly. Never conduct an open house without properly decorating the place. You want to increase the appeal of your homes or give it a WOW factor. You cannot do this if you don't do anything to improve the look of the place.

  6. You have to establish security measures during this time. Some people, who have bad intentions, may take advantage of open houses. Therefore, it is important that you have stored properly all your valuables. As much as possible, restrict certain areas of your home where you have hidden the important stuff.

  7. Somebody has to take charge and do the tour. Choose someone who has full knowledge of the property so as the parts of the house can be properly presented.
