No matter how excellent things are, they are still subject to normal wear and tear. This also holds true to your home. Whether it is brand new or resold, it will wear out later. Therefore, you should be responsible on the upkeep and maintenance of your home. One of the major factors to keep the value of your home is excellent property maintenance.

You can do property maintenance by yourself, or you could hire a professional. Sometimes it is much better to have a second option since many do not have the right knowledge and skills in handling home systems.

Following is a handy guide to your essential property maintenance:

  1. You must have the basic tool kit to make the job a lot easier. You must have the basics like spanners, hammer, range of screwdrivers and pliers. It would also be helpful to have several basic electricians’ tools handy, such as special pliers for stripping wires when rewriting plugs. A wrench could also be very useful for your plumbing problems, and gaffer and insulation tape will have plenty of uses. You should also have at least one decent ladder. Keep it secured and locked up in your garage or have it chained to the side of the house. Remember that a ladder could be a target for thieves entering your property, especially if you have expensive aluminum ones and even used to burglarize your own home.

  2. A good plumbing such as good piping systems serve to ensure proper drainage and water distribution and prevents flooding. The pipes should be cleared to stop clogs, back-ups, leakages and other plumbing related problems. If the components are rusty, worn-out or heavily corroded, replace them right away. Check the pressure especially when it comes to water systems.

  3. Make sure to check out the electrical wiring, sockets and switches. Ensure that the wiring is checked for exposed coppers, melted segments or tears and should be replaced or covered with electrical tape. Check sockets that have undergone oxidation and check the functionality of switches. Make sure to turn off the power source before you start working.

  4. It might be necessary to hire a professional when maintaining your air-conditioning and heating systems since taking care of these could be a little complicated. The evaporator and condenser in an air conditioner should be properly cleaned. The Freon must be recharged if cold air no longer comes out. Furnaces should be cleaned for dirt traps, filters inspected and thermostat checked. A professional should perform the cleaning of combustion systems and vents.

  5. Inspect your roof thoroughly since it is an essential part of your home’s external structure and so more susceptible to damages. Remove leaves to prevent clogging of the drainage system. Use sealants to patch holes in case of leaks.

  6. Make sure that your locks are working well. Lock defects could make your home vulnerable to burglary, or you could be locked in. Check the locks for loose latches and plates. The plates should be aligned properly and the screws tightened.

  7. Another essential part of your home that needs proper maintenance is the floor. Remember that the floors get the most abuse, especially if you have little kids. The key to keeping hard floors and carpets looking good is to prevent dirt from getting in, and cleaning it thoroughly when dirt does get in. Clean hard floors at least once a month with a specialist cleaner that will not allow them to get slippery. Your carpets should be steam cleaned every year.

  8. Keep walls and windows clean and durable. Do not worry much on surface cracks or paint or wallpaper damage in your wall. These can be repaired easily with new decorations. The thing that needs the most attention is intrusive damage to your walls. An expert should check widening cracks as soon as possible. Get windows regularly cleaned and wipe out any condensation.
