What is the best feature of the property?

If you could change something, what would you change about the property?

Can you waive it?

How much is the deposit?

Are you flexible regarding the deposit?

How much is the rent for the xx unit?

Do you have a move-in special?

Do you have a look and lease special? (A look and lease special offers an incentive to sign a lease shortly after visiting the property.)

Is there a charge for water?

Is there a charge for natural gas?

Who pays for electricity?

Are there any other fees not included in the rent?

Use these questions to call apartments you are considering. Be direct and take control of the phone call. The leasing agent will be focused on getting you to agree to visit the property. Before you agree to visit any property, you're better off to call multiple properties. Use this list as a final checklist before agreeing to lease an apartment. This will help you confirm that the apartment has the features which are important to you. It will also help you to get the best available price and terms.
