If you plan to purchase raw land, know that tons of opportunities await you. Any piece of land can be a source of money whether it is raw or filled with structures on it. All a person needs is great financing skills and ton of lucrative business ideas in order to be able to use the land for profit.
But then again people buy raw land to create some structure above it. Some plans to build their homes on it. Using raw land for home building can be an advantage as one can have the option to create the land according to their specifications.
On the other hand, other people can create commercial properties where condominiums and spaces for lease can be offered. Although these activities involve a big amount of money but definitely, it can be worth it when you are able to create a building that reflects you as the owner.
However, there are certain preparations that need to be done before a construction could take place. Raw land is not yet suitable for building since it is filled with trees and bushes that could become a hindrance in building structures.
For your information, below are some of the things that need to be done before any construction could take place:
Percolation Test
Popularly known as Perc Test, this is performed to ascertain how well the soil can absorb for the creation of leach field or a septic tank. In here, the dissipation of water from a hole created is observed. According to studies, there is a better absorption in sandy soil compared to clay.
Perc test is normal requirement before a septic tank can be installed. So take note of this test.
Soil testing
Soil testing may be then performed, especially if you plan to use raw land for agricultural purposes. But for construction, this is performed to determine the composition of soil in your property. The composition of the soil can actually have an impact on the construction. Aside from that, soil testing reveals the presence of contaminants. Hence, the land must then be cleared from all contaminants before any construction could take place.
Ocular inspection
The land needs to be inspected visually for determine its topography. The shapes and features of the land surface needs to be identified.
Land Clearing
When all of the structures present and the soil has been identified for its components, the land will be cleared. Use of heavy machinery is required for faster clearance. Some may use a combination of chainsaw and bulldozers to perform effective clearing. This is important so that the building can be constructed without anything blocking in the way.
Grading
Since land will be cleared of trees to be able to build structures, it will then be at a greater risk for erosion, run-offs and decomposition. To avoid this, soil grading needs to be performed. Grading is the process of leveling the land and creating slopes to promote drainage. It is also the creation of foundation by pouring concrete slab on it.
