Have you been considering selling your home? Not sure whether to do it yourself or hire a real estate agent? There are several things to consider when making such a decision. Most people, at some point, consider selling their home themselves because it can save them thousands of dollars in realtor commission. Sure this is true but you must remember that selling a home requires a monetary investment to get the ball rolling while maintaining a steady marketing campaign until your home sells. The more your home is valued for the more this may cost. Print advertising isn’t cheap and the longer you need to take out quality ads the more it is going to cost.

There are costs in selling a home and some of them are considerable. If you use a real estate agent most of those costs are included in the commission. Beyond the financial aspect of selling a home is the legal aspect. There is a lot of paperwork and legal contracts to fill out before closing on a home. If you are not familiar with these contracts you may be leaving yourself open for difficulties down the road.

Real estate agents use a lot of resources to market and sell your home to buyers. It is also important to remember that it is typical for a home buyer to use a real estate agent to represent them in the transaction. They may love your home but not be willing to risk the liability if there is no legal representation on either side. Someone will have to pay the commission, if they do have a realtor, and that is typically the seller.

As you can see there are several costs that can easy shrink your bottom line when selling your home yourself. Selling your home yourself is doable but unless you understand the process and have the time to take on the task you may want to consider a real estate agent to help with the process.
