Don't believe everything you read, or hear, about "Costa Rica for sale" because real estate deals or fire sales do exist; some owners are selling far below the going prices.

At a recent cultural outing last weekend, I ran into a few friends, all of whom talked about selling their homes here in Costa Rica. One of the couples had decided they wanted to live a little closer to town as neither of them drives; living in the hills of Santa Barbara de Heredia was an ideal spot for them initially, but since have decided they need to be a little less rural.

The other, a woman who sadly lost her husband a few years ago, has determined that the enchanted San Isidro property they had, for years, worked hard at renovating and adding specialty items such as an outdoor tiled jacuzzi, a sauna off the master bath and two cozy casitas (cottages) designated as vacation rentals, is now just too much for her.

And yet another gentleman from San Ramon de Alajuela, living in Costa Rica for over thirty years, has decided to sell and return to the states to be closer to family in his advancing years of life. His property has been a labor of love and includes an extensive orchid horticulture operation.

My friends atTucan Realty tell me that they just received information on another Costa Rica luxury home near Grecia originally priced at $890,000 then reduced to $590,000 and is now available at $430,000.

What these Costa Rica property owners share is the desire to sell...quickly and quietly. Their motivation to list at real estate bargain prices is primarily so they can move on with their lives. For them, getting out what they initially invested or, as in some cases, selling at a 50% reduction in value is enough; these people are not looking to turn a profit or make a real estate killing.

Experts in the States predict the real estate recovery is still a ways off and may not return to the overinflated values of past years. In Costa Rica, you will find many who refuse to lower their prices, waiting for the market to pick up, as it seems to be now at the beginning of 2010.

Realtors and developers promoting "Costa Rica for sale" have felt the effects of global economic doldrums, especially with the plethora of high rise condos available in beach communities, however, people from Europe, Canada and the USA continue to buy Costa Rica property.

Those buyers and investors looking to living the Costa Rica lifestyle, who seek out and work with a reputable real estate company, will likely find bargain, or fire sales, that are quietly selling at greatly reduced prices.
