FSBO, Not a Good Idea in this Economy

Many are trying for sale by owner because they believe that they will incur less expense and earn more from the sale. They can greatly save a significant amount because they do not have to pay sales commission. However, it is not always a good idea to try the FSBO. In certain economic
conditions, it is way better to work with an agent when selling a property. This is because of the tough competition. The real estate market today has a lot of sellers but limited buyers. That is why sellers need to have an edge in order to sell their property right away.

Below are some of the reasons why it is not a good idea to try the FSBO:

  1. You will be able to reach limited market. You will most likely put up a sign in your front yard. Aside from that, you can post ads in local areas as well as in your local newspaper. However, this is still incomparable to what real estate agents can do. They have a network of real estate professionals that can refer them to various buyers. Reaching many buyers is essential to get good offers for your property.

  2. You will be competing with more experienced agents. Most owners work with agents because they are aware of how complex such transaction is. Additionally, they are aware that their lack of experience will not generate the proceeds they want. With this type of economy and the kind of competition you will have, it is less likely that you will be able to sell your property at a reasonable value.

  3. You have to complete paper works and go through a complex process. Even experienced real estate agents experience problems from time to time. This is how complex the selling of property can be. You will still need assistance from a lawyer, a title company and other professionals. To avoid encountering problems, it is best to work with an agent who can guide you through the entire process.

  4. It will be difficult to sell your property for a good value. Most owners do not get to value their property right. And since you are selling the property yourself, expect to get very low offers. You will not be able to choose a good value for the property especially if you have attracted very few buyers.

  5. There are limited buyers in the market. As mentioned earlier, this can be a problem. If you have attracted three buyers and they have very low offers, you will not be able to generate a good value for your property. You need someone who is good with negotiating the value of the property.

It is tough to sell a property in this type of economy. This is why you need all the help you can get. Competing against more experienced agents will be difficult especially with the limited number of home buyers. If you ever sell your property through this, it is most certain that it will be for a very low value.
