You can also set limitations as to what your tenant can alter especially if the changes affect the overall structure of your property. Breach of such agreement can lead to their eviction.

You can do other things to make your job easier. First, have a schedule. List the items in the property that will need regular replacement. For minor items, replace them once a year. This will prevent major problems. You can also install easy to maintain devices at home. This will definitely make your tasks easier.

You can also ask the help of your tenant. Ask them to report any problems in the property as soon as they detect it. Tenants should be more aware of the changes in the property because they are living there. The sooner you discover the problem, the better because you will be able to respond to it right away. This will prevent a more severe problem.

Have a regular maintenance check of the property. This is necessary even if there are no complaints. Your tenants may not notice some of the existing problems. There are different components in the house that people do not usually check. Damp walls may lead to serious mold contamination. Busted bulbs could be a sign of a problematic electrical system. Having regular maintenance check will help resolve minor problems before they get worse.
