Disadvantages of FSBO

Many are selling their properties today. Some do this to avoid foreclosure. There are also those who need to do it because they are moving. Many homeowners are selling their properties even if now is not a good time to do it. It is not advisable to sell homes now. This is because the prices of the properties are low, the competition is tough and there are very few buyers in the market.

The values of the properties today are low due to the buyer’s market. Since there are fewer buyers, they can negotiate for a lower value because they can easily find another property if the seller rejects their offer. Additionally, the competition is tough. Thus, many sellers are willing to reduce their prices. Since there are very few who are willing to shell out money, sellers are developing different strategies. If you are not a seasoned seller, then you will less likely succeed.

This is also the reason why it is not a good idea to try FSBO today. Here are some of the disadvantages of trying the FSBO in this type of economy:

  1. You do not have enough experience. The lack of experience will cause you to fail. This is especially true if this is your first time to sell a house. Your competitors are already negotiating with the buyers while you are still researching and studying your next step.

  2. You will be competing against seasoned agents. In addition to the lack of experience, you will not only be competing against fellow homeowners as most of them have hired agents to sell their property. If this is the case, you lose your edge. Bear in mind that agents are trained to sell properties. They have mastered techniques of attracting buyers and negotiating with them.

  3. The exposure you will have is limited. This is the last thing you need because of the limited number of buyers. Putting up the sign in your front yard is not enough. You need to make buyers know of your intention to sell. All of the tools are available to the real estate agent. He also has connection and network that allows him to reach as many buyers as possible.

  4. It is difficult to get a good value for your property. Since the number of buyers is limited, you will be forced to agree to the offer even if it is low. It would be difficult to negotiate and disagree because the buyer can easily back out of the conversation and look for another house.

  5. It is difficult to sell your property. FSBO is less likely to succeed in the market today. There are tons of sellers and experienced agents with the same goal, and that is to make a sale. However, this is tough especially with the limited number of buyers.

Although it is good to try FSBO, now is not the right time to experiment. You can study home selling after working with an agent. What is important today is that you have an edge. It is essential that you work with someone experienced and someone who can negotiate with the buyers well.
