You can sell your home as a for sale by owner more quickly if you target your marketing efforts to buyers that are able to close without contingencies. These are usually the retirees who have cashed out their retirement checks, first-time buyers who do not have to sell an old home and investors who have loads of cash.

A recent survey conducted by the National Association of Realtors identified retirees and first time homebuyers as the groups with best opportunities for sellers this year. The report said that a stunning 36 percent of buyers aged 65 and older paid their home purchases in cash, compared to only two percent of buyers aged 25 to 44 years.

To reach older buyers in your area, you can search public records and look for people who have purchased their houses before 1990. Title companies can also provide you a list for free. Most retirees are moving from large family homes to smaller houses to do away with maintenance activities and enjoy their golden years.

To target first time home buyers, focus your advertising on the benefits of owning versus renting and on the advantages of buying for sale by owner homes. According to the NAR report, 78 percent of first time home buyers in the report were apartment renters.

A walloping 67 percent of first time buyers in the report are also young, aged below 35. To reach this group, participate in popular social networking sites like Twitter and Facebook, and use your community network to connect to young people online.

To make your advertising unique and interesting, target the motivations of young first-time buyers such as the dream of owning a home, affordability of homes even for young people and the availability of the tax credit which would expire soon. Include also a line about getting easy and low-cost financing.

According to owners who have sold their homes, you should not depend on Craigslist so much. Find other free or low-cost online FSBO service providers. Make phone calls to everyone you know and tell them you are selling your home. The probability is always there that someone within your network knows someone interested.

If it is your first time selling a home, you can get assistance from a reputable for sale by owner website for a very affordable fee. You will be provided with tutorials, sales tips and online advertising opportunities.
