Major home repairs or renovations can cost you $15,000 and much more, depending on the repair and/or renovation that you are looking to do. Since you are looking to sell the home, you will probably not be in the home long enough to recover what you invested. This makes absolutely no sense in a real estate market where buyers generally have the upper hand already.
You can think about doing some repairs and additions to the kitchen since it is a place where a lot of family interaction takes place, and a room that any potential buyer will carefully go over. Look over your cabinets, kitchen sink, and countertops. If they have seen better days, some fresh paint and new doors, hinges and fixtures will give the cabinets new life.

You can change the fixtures and faucet in the bathroom also. You can add mirrors, towels, scented soaps, and other things that will add flair to a space that receives a lot of traffic. However, if you decide to go with scented soaps, choose soaps that are lightly scented because many people do not like strong scents.
Go through the rooms in the house and check the doors, hinges, doorknobs, and locks. Tighten anything that needs tightening, oil anything that squeaks, and replace anything that does not work well. While you are at it, make sure that the front door looks as good as it is supposed to look. If it does not, then some new paint, a new lock and doorknob will make it look more inviting.
If you start looking around, you will find that there are other things that require minor repairs or perhaps some cleaning. If you have pets, you need to get the odors and stains out of the carpet, furniture, rugs and curtains. You may not notice that your house has pet odors, but you can be certain that someone who is not regularly in the house will notice.
