By buying your home from among FSBO properties, you will have the opportunity to negotiate better discounts from the owners. Since the owners did not have to pay agents their usual six-percent commission to reach you, it is more likely that they will grant your request for further discounts.

To make your search for FSBO homes more efficient, start by writing down the basic features, location and price range of the home you plan to buy.

By determining your parameters, you can eliminate hundreds of useless search results when you use online FSBO listings or cut down the hours you spend looking at classified ads.

If your target area is your own community, your search would be easier, especially if you already have friends and networks in the area. You can spread the word around in your network while checking bulletin boards in your church, school, public library, shopping center and community facilities.

Your local newspaper and homeowner association newsletter are also good sources. You can also post your own ad asking sellers of certain types and price range of FSBO homes to contact you.

Whether your target area is limited to a certain community or an entire city, the Internet is now the best tool to search for FSBO properties. The most basic is to type the words FSBO or for sale by owner homes, the symbol + and the name of your city or community.

Bookmark the results that attract your attention or copy text and photos to Microsoft Word and name your file descriptively for easier sorting. Put your search results in a folder for easier access.

Check also FSBO listings in your city on craigslist.com. At the real estate section, click your target community and then specify real estate by owner, your price range and number of bedrooms. You can also subscribe to RSS so you will be sent newer listings according to your preferences.

You can also check the websites of reputable and well-known FSBO sellers. You can try fsbo.com, owners.com, forsalebyowner.com and homesbyowner.com, the FSBO sites with higher traffic on Alexa.com. The FSBO websites of nationally-known online real estate sellers are also good sources.

According to studies published, the percentage of Americans buying their homes through listings of FSBO properties has been rising because of the availability of information on the Internet and the desire to cut home buying costs.
