With so many conflicting reports about the impending recovery of the real estate market, it's easy to see why would-be home buyers might be confused, and reluctant to make investment decisions, in the current housing climate.

A number of effusive realty experts see significant improvements on the horizon, while other, more pessimistic, forecasters are swift to advise extreme caution. The popular media meanwhile, seems to provide contrary information from one day to the next, and American home seekers are becoming increasingly baffled by the sheer volume of journalistic hyperbole.

Throughout the US, states such as Florida, California and Arizona, have seen huge numbers of foreclosures, and the volume of static inventory in many areas of the country has reached an all time high.

Thankfully, not all of Florida's property market has fallen victim to the extremes of the financial crisis. Many luxury houses, while affected to some degree, are still very much in demand among discerning buyers from around the globe. Consequently, smart investors can find some exceptional properties at very attractive prices in the Sunshine State.

With a focus on leisure, and stately surroundings, many of the more popular homes currently available in Florida, are to be found in upmarket enclaves, such as those that offer private marinas, top quality golf courses, tennis courts, restaurants and numerous other residents' facilities. Properties in these desirable developments can range from palatial, multi-million dollar homes with personal docks, to chic, modern condominiums surrounded by beautifully landscaped gardens.

Unfortunately, some areas of Florida have been severely blighted by a rash of short sales, and there are literally thousands of houses available, at a fraction of previously valued prices. Although these transactions can be far from straightforward, the purchase of a well chosen Florida foreclosure may well turn out to be a very wise move, if projected improvements in the market come to fruition.

From opulent waterfront mansions, to delightful, spacious cottages and condos, there are Florida homes to suit all tastes and budgets, and local real estate experts are adamant that the current low prices will, simply, not last forever. It will doubtless be some time, before valuations in certain sectors of the market see much of an increase, but those wishing to buy a winter residence or permanent home in the Sunshine State, might find that now is the right time to act.
