However, it will not be that easy if you have problematic tenants. You will surely be stressed out if your tenants do not pay their dues on time and if they damage your property. There are other problems that these type of tenants can cause, so make sure that you avoid them. To do that, you need to follow a strict screening process.

Here are some steps you can follow to ensure that you have good tenants:

1. Advertise your property

You have to let people know that you are looking for tenants. The more potential tenants you reach, the more options you have. It is important to have options so that you can make a good choice. This way, you will not push into finding or settling for less.

2. Provide a good rental property

If you want to have good tenants, you should have a good living space as well. Good tenants want to have a nice place to stay. They are paying after all. So check your property first and fix the defects. After that, clean and organize it. You can take photos and attach it to your ad so that tenants will be encouraged to look.

3. Follow the State laws

It is very important that you abide with the applicable laws in your State. Most importantly, you have to be familiar with the Fair Housing Act. You cannot refuse potential tenants because they belong to a minority group. You can set your own criteria or qualifications but you can never discriminate or else, expect a lawsuit.

4. Interview the applicants

5. Make a background check

Always conduct a background check. Make sure that you have a way of verifying that the information is correct. Ask for a valid ID and refer to his filled out application form. Call his references as well. Talk to his employer and to his previous landlords.

6. Check the credit

Ask for an authorization to acquire a copy of his credit report. This is important because this will give you an idea if the applicant has the means to pay the rent. You will be able to assess his behavior in terms of paying his obligations. Is he current?

7. Present the lease agreement

After you have made your choice, it is essential that you explain the terms and conditions to the tenant. He has to know your rules as well as the rules of the HOA. This way, he will know what you expect from him. He has to agree with the terms and sign the contract.
