How to sell a house by owner is the way a great number of real estate investors sell their houses. Before I reveal to you how to sell a home by owner, you ought to know the basics first. As a real estate investor, I have never used a real estate agent to obtain or sell virtually any formerly lived in home. Honestly, realtors just slow down the process, and in addition they want excessive amounts of money for doing so.

What many trained investors do is place anywhere from 1 to 4 hand painted signs in the front yard. I then create flyers that tell all the details a potential buyer must know about the home, and about how I am selling it. I affix the flyer box to the front porch, or on a stake close to the front door. Always keep the box stuffed with flyers, don’t allow it to needlessly run out of flyers like most realtor flyer boxes, and at all times make people get out of their cars and walk up towards the front of the house to grab a brochure. Why? Because, in the event the house is vacant, I need to attract every prospective buyer to peek through the windows just for them to get a closer look. Make certain you leave your blinds or curtains open.

You may not believe this, but I visit a sign shop and I actually purchase white blank coraplast signs, the size of a regular realtor sign. I buy different color paint pens from an arts and crafts store. Next, I head over to the hardware store and purchase an aerosol can of pink florescent paint. Lastly, I hand-paint the signs in a variety of colors and I spray the edges with the pink florescent paint. It stands apart like nothing you've ever seen! Plus, it is especially important that prospective buyers believe they’re dealing with an unskilled homeowner. Then, I place the signs around the front yard and on all 4 corners of the four major intersections in the vicinity of my house. I splatter the neighborhood with the signs so every person traveling within one mile of my property knows it’s For Sale.

The pink florescent boarder on the white signs with all the bright colored words just draws your eyes to it. It just dares buyers to come take a look. ALWAYS place your phone number on the signs and have arrows directing people directly to your front door. Every buyer that has purchased a property from me in the last 9 years, was found by my signs. I normally place an advertisement in the classified section of the local paper too, but never have I sold a home from the paper. I keep trying, but no luck yet.
