Don't Be Afraid to Personalize

Owning a home is possibly the most gratifying accomplishment one can experience. It is yours to do with as you please (for the most part) and can be personalized to match any taste. If you have just moved into a new house, a simple coat of paint can quickly transform the house into your 'home'.

Making simple changes such as paint, or major upgrades like redesigning the entire floor plan to create your own personal sanctuary are all a part of the American dream of home ownership; however, if you plan to sell the home, your idea of Zen living may differ from that of potential buyers.

Traditionally, homes have served two purposes: shelter and investment. If you purchased a property with the sole intention of selling it in a short time frame to realize a profit, then you would not want to make improvements that are so personal they would not appeal to the masses. On the other hand, if you plan on staying in the home for a long period of time with thoughts of selling after the kids are gone or retirement has arrived, then you may want to make changes that reflect your personality and lifestyle; after all, it is your home.

Many people are worried about making improvements that will lessen their chances of maintaining solid resale value, but the truth of the matter is you have to live in the house, so go ahead and make the changes that will make the house a 'home' for you. While making the changes it is not a bad idea to keep resale value in the back of your mind, but do not let it guide all of your decorating decisions.

With the popularity of home improvement television shows there has been an increase of do-it-your-selfers making changes to their properties. While these changes may not appeal to everyone, the improvements are resulting in more personalized spaces in our homes. As long as the changes aren't too over the top, the new breed of house hunting handymen and women should be able to envision the space with their own decorating touches once you have listed it for sale.

Constantly worrying about resale value will prevent you from truly enjoying your home. So go ahead and create your dream home by adding your personal touches and design ideas without worrying what potential buyers will think about it. A good REALTOR® will be able to assure the picky house hunters that changes are easy to make and it would take very little effort on their part to personalize the house.
