What to Expect at Home Inspections

A home inspection is a worthwhile investment regardless if you are buying or selling a property. A homebuyer or a home seller could request for a home inspection after agreeing on a price for the home, usually happening before the day of closing.

An inspector who performs a home inspection is a licensed and trained professional who evaluates the home systems. He or she checks out the structural integrity, roof, foundation problems and checks out the house in detail.

In a home inspection, the home inspector walks around the house to check out the roof peak, look for dipping spots that could identify foundation or structural foundations. The inspection of the electrical systems include ceiling fans, bathroom exhaust fans, operational analysis of receptacles and determining if the kitchen and bathrooms meet the electrical code and lighting fixtures.

The efficiency of the major appliances like the dishwasher, water heater, range, oven and smoke detectors will also be included in the home inspection.

When the home inspection is done, the home inspector will provide a report, which indicates the problem items, and make recommendations on repairs and improvements. The inspector directs his or her attention to the home structure condition and pay close attention to safety problems.

While the job of the inspector inside the house is limited, such as identifying defects of hidden materials, he or she should be thoroughly experienced and well trained. Keep in mind that a thorough home inspection could take time and could be more costly. However, you will be glad not to bear with defective appliances and systems.

Based on the home inspector’s report, the homebuyer has the right to request from the seller within an agreed period to correct certain home defects and do the repairs.

A home seller may or may not agree to perform home repairs on certain items, depending on the seriousness of the defects. The agents usually successfully negotiate the request of the buyer and make both parties satisfied with the result.
