Not every mistake in real estate transactions can be reversed or fixed before the day of closing. If you make mistakes in your home purchase, you might as well be stuck with the consequences or worst, might close be able to close the deal. Home purchase is most probably the biggest purchase in people’s lives, yet many people go unaware into it.

Here are several mistakes that homebuyers make:

  1. Failure to know the credit score. Many people make the mistake of not knowing their credit scores, so they are often faced with high interest rate quotes if they have low scores. Don’t forget that if you have a low credit score, you will get higher interest, whereas if you have a high credit score, you will enjoy a lower rate of interest.

  2. Another mistake is a car or vehicle purchase before buying a home. Many people are not aware that buying a car could cause their FICO score to drop since it could use up a considerable portion of the total credit limit resulting to a low credit score.

  3. Neglecting to do a home inspection. A home inspection is vital, particularly these days when there are plenty of homes old that are distressed properties, which only increases the need to do inspections. An inspection could uncover problems such as foundation, electrical, pluming, heating, attic insulation and air conditioning. Homebuyers often skip the inspection process to save on costs only to find spending more on repairs later on.

  4. Failing to get the services of a real estate lawyer when purchasing a home is another mistake. Keep in mind that a lawyer’s advice is objective and it is good to know that you have someone on your side and not only after the commission he or she gets out of your transaction.

  5. Not being able to budget on the costs of insurance. Many homebuyers do not understand what is covered and what is not in a home insurance. Standard policies cover for wind, fire, theft and lighting and explosion damage. Damage du to flooding, earthquake or problems due to neglect in maintenance are not covered.

  6. Failure to get pre-approved of a loan before looking for a house. This could lead to disappointment especially if the home you love is not within your price range.

  7. Another homebuyers’ mistake is failure to discuss with the agent what exactly is the kind of home that you want and need.

  8. Making an unreasonably low home offer hoping to get a great bargain.

  9. Allowing the emotion rule and forgetting that purchasing a home is a business deal. Furthermore, expressing too much emotion in front of the home seller and revealing eagerness to buy the property at all costs is another mistake that should be avoided.

  10. Not knowing anything about clue reports like comprehensive loss and underwriting exchange.


Home purchase is truly a very taxing and overwhelming task. Additionally, it has its share of pitfalls. Nevertheless, if you are aware of these issues ahead of time, you can protect yourself from costly mistakes and will be able to shop for a home in confidence.
