How To Negotiate The Best Price On a Long term Rental in Marbella

There are many people currently opting for the long term rental of property within the Marbella area. Due to the current housing market in Spain, many people feel that property has yet to reach the bottom of the market, making rental a more sensible option. There are no shortage of apartments on the market, so how do you achieve the best possible price when negotiating with you agent and landlord?

Firstly, research on pricing is key. Without proper knowledge of the market you are interested in, it is impossible to establish whether you are paying a fair price. You will start to build up a picture of exactly how much the properties that fit your criteria are. Bear in mind you will always pay a premium for properties close to the beach in Marbella. There is also an element of additional cost for high levels of quality. Here is an example of the premium paid for a property close to the beach. A 2 bedroom, average quality apartment on the other side of the N340 ranges from €500-750. Where a similar property close to the beach would be €750-€1000.

When viewing apartments with your agent, make sure if you like a particular property, you view it very carefully. Ask yourself if there are any faults that you can see that will assist you in reducing the price. Look at the furniture and see for yourself if you may need to purchase additional pieces, again a useful tool for negotiation.

Also consider paying some of the rental term up-front, if you are in a position to do so. Landlords often give prospective tenants a discount if they can pay several months immediately. The agent showing you the properties may give you a guideline as to how low the vendor will go, however don´t be afraid to go in with a lower offer, as long as it isn't derisory.

Sometimes you may need to walk away from a property, so it is important not to get too emotionally attached to the places you are viewing. I know this is a difficult thing to do, as it will be your home for the next 6 - 12 months, but remember, there is no shortage of rental stock in the Marbella area, so you will find something that is right for you, as long as you have patience.
