Recent reports indicate foreclosed properties for sale made up one-quarter of all residential sales in the United States in the third quarter of 2010, which means investors who purchased one of these foreclosure properties saved an average of 32 percent on their investment.

Although many people feel a little nervous about investing their hard earned money in foreclosed properties for sale, it cannot be denied that there are great savings to be made.

Both foreclosure properties and bank repo homes allow investors to buy properties at below market value and as a result, foreclosed properties for sale are appealing to more and more people interested in getting involved in today’s Real Estate market. Purchasing foreclosure properties and bank repo homes can be a solid financial venture if you follow some sound advice.

  1. Make sure to check out the property you are interested in buying. This may sound elementary, but in a foreclosure situation the current owner may not be willing to allow someone, who may ultimately buy his house and evict him, to inspect the property. If this is the case, do a drive-by inspection. If the exterior of the house appears to be well maintained, chances are the interior will also reflect pride in ownership.

  2. Do your best to work with the lender to arrange for a qualified home inspector to attend at the premises to conduct a thorough home inspection, both inside and out. You need to be aware of any specific problems, either structural or otherwise, that need to be taken care of immediately.

  3. Hire a title company to conduct a search of title to check for chain of ownership and to uncover the particulars of any liens registered on title to the property, so you can rest assured you will be granted a clear title on closing.
