In this type of a sluggish housing market it is hard enough trying to sell a model home let alone one that is visibly used and lacking in updated appliances. In many cases sellers find themselves in a position where they have to sell their home and they are lacking the disposable cash needed to prepare their home for market. In other cases sellers simply are not able to physically perform the rigid work needed to brighten their home.
Once you decide that it is time to sell your home you are going to need to sit down and set yourself some goals in order of priority. Things that you should place on this list should include a time line estimating how fast you want to sell your home. Another focus point should be setting a price range for your home. Setting a price range high and low will let your Realtor know what your goal is. Once you have your price goals set you can determine what fixes you need to make and what fixes you can opt not to do.
Some small changes to the home can be done for little to no money. Cleaning the home from top to bottom is a great place to start. Removing all clutter and personal items also allow a potential buyer to envision what the home would look like once they move in. If painting the entire home is too costly then focus on the areas that a buyer’s eye might catch upon entering the home. Entry ways, stair walls where hands may have come in contact with and any other areas where pedestrian traffic has dirties the walls.
Another idea for individuals who are infirm and cannot perform any of the tasks needed to prepare the home for sale is to seek assistance through a local church service or a volunteer group that is associated with specific illnesses; like the American Cancer Society. There are many different groups who are more than willing to assist people in need.
