People who wish to buy tax lien homes and foreclosed properties might find some of the best deals in Mesquite, Nevada. The city has been rehabilitating abandoned foreclosed residential properties and selling them to qualified buyers with the help of federal funds provided through the Neighborhood Stabilization Program (NSP).

The Mesquite foreclosed homes purchased by the city were refurbished to meet building code requirements and safety conditions imposed by authorities. Most of them have also been given a make-over, with new paint and flooring often a part of the rehabilitation process. A number of these properties are also being sold complete with household appliances that have been certified by Energy Star.

According to local officials, the renovated foreclosures in Nevada offer great value to buyers since they have been refurbished to a standard almost similar to a brand new home without the burden of a high price tag. The city requires buyers to qualify to a financing plan before making an offer to any of the properties. They will also be required to verify that their income makes them eligible to purchase one of the houses.

Another requirement for those who plan to buy tax lien homes and foreclosed properties in the city is to attend a homebuyer education class offered by a certified housing agency. The houses must also be purchased with the purpose of being used as a residential property, which means that buyers must live in the premises for a certain amount of time.

Officials from Mesquite have explained that income limits required from people buying foreclosures under the NSP program are relatively higher and buyers are strictly required to qualify first before making an offer. The city has launched the initiative in an effort to fight neighborhood blight caused by numerous foreclosed and distressed properties that have been abandoned by their owners and were left to deteriorate.

Mesquite is one of several cities in the U.S. that buy tax lien homes and foreclosed properties for the purpose of rehabilitating them and selling them off to qualified buyers. The program has been put in place in cities and counties where the concentration of abandoned houses is high.
