Data published by the Territory Agency and the other research institutes about the housing market in 2010 show a flat trend for Italy, with stable or slight descendant prices and a relevant fall in house sales (-3.5%).
Liguria does not completely escape this picture, but at least scores a small and, hopefully, encouraging increase both in the average house price (+0.8%) and in the number of houses sold (+0.2% the second half of 2010 with respect to the second half of 2009, +5.4% considering the whole 2010 on the whole 2009).
Of course, there are different speeds between the four chief towns and the resorts of the coast and the inland localities, where the number of transactions is stationary or decreasing. But looking at the average house price, we have a little surprise: the greatest increase (+1.1%) is recorded in the municipalities with less than 5,000 inhabitants, i.e.: the typical size of the inland villages. The classic coastal resorts, with a population between 5,000 and 25,000 inhabitants, do not overcome a growth of 0.7%.
If we look at the coast, the differences between the resorts are relevant. Considering only the average price of the new or renovated houses, Rapallo (East Riviera) is the best performer, featuring a growth of 15%. In Rapallo, the average price for a new house is 5,725 Euros/SQM, but if you want to buy seafront, you should be ready to spend more than 9,000. Pieve Ligure, in the coast east of Genoa, has recorded the highest decrease: more than -10%, but the average price is similar to Rapallo: 5,700 Euros/SQM.
San Lorenzo al Mare is a special case. This small resort (1,400 inhabitants) east of San Remo is the unique locality featuring a significant growth (11%) in the West Riviera. From some years it is the subject of the interest of the second home buyers from Piedmont and Lombardia and now, with an average house price near to 5,000 Euros/SQM, belongs to the group of most expensive resorts in Flower Riviera.
It is also interesting to know that there is a good group of resorts where the average house price (for a new or renovated house) is more affordable: less than 4,000 Euros / SQM. The most convenient in the whole Riviera is Camporosso, in the far west of the coast (Impera province): here for a new house on the seafront you spend on average 3,200 Euros and you also have one of the best climates in Europe.
