All About Master Planned Developments

Ever dreamed of living in a community that has everything you need – wide variety of amenities, extensive conveniences, and choices of leisurely activities – right at your doorstep? Master-planned developments maybe the right place for you. Master-planned developments mix residential and non-residential properties within the same area and are distinguished based on the enormously huge land area they occupy and the tremendous number of amenities and conveniences they incorporate for the pleasure and leisure of the residents within their jurisdictions.

Unlike subdivisions and housing communities that have limited amenities, master-planned developments can include recreational parks, shopping and entertainment centers, business and office zones, commercial districts, and even hotels and a row of housing plats. Master-planned developments are not limited to housing because they also include business and leisure in the overall design.

Master-planned developments, as the name suggests, are carefully thought-of and well-designed communities that are created to blend with the master plan of the city or county where these developments are proposed to ensure that business, housing, pleasure, and leisure are within the reach of the residents. This type of development has become so popular in the United States as people start to look around for places that offer class and plenty of amenities.

For instance, while subdivisions have parks and playgrounds, master-planned developments can include hiking and biking parks, forest jogging trails, kiddie fun parks, family picnic parks, and other extensive amenities that clearly separate the place from that of an ordinary housing community. Master-planned developments are purposely created to provide an alternative to the boring, boiler-plate housing communities that are often developed as housing zones.

Master-planned developments have also been considered by many as a city within a city because they have all the components that make up a city – large land area, multiple housing choices, business and commercial districts, shopping and leisure strips, schools and public establishments, and a wide array of leisurely areas and activities. And while the cost of housing in these areas is higher compared to subdivisions, residents often find comfort in knowing that most of their neighbors in a master-planned development share similar passion and lifestyle as they have.

Most states and counties encourage master-planned developments because of the unique blend of new housing and business properties within an area. This also means that the city can lift its zoning restrictions to allow master-planned developments that have also been proven effective in positively stirring the economy of the county involved. However, there are strict guidelines that developers have to follow especially in determining the proportion of housing to commercial establishments and in protecting the natural resources within the areas affected by master-planned developments.

Unlike the normal subdivisions, however, master-planned developments have to follow stringent criteria for approval. These include the mandatory innovative design and promotion of open spaces, aside from the established measures that will ensure the protection of natural resources and the livability of the place considering that the development mixes housing and business. Often, master-planned developments area approved based on the uniqueness of the design, suitability, health, welfare, and security issues.
