Ensure finances. Make sure that there is adequate room in the budget for the rent and all other extra costs that a rent may incur. A lot of young people sign the lease without factoring in the cost of initial deposits, and extra expenses for necessities that the home for rent may not provide.

Contact your real estate agent. A good real estate agent should have knowledge of both short term and long term rental homes around the chosen area, whichever suits a home seeker’s needs. They can also provide rental home listings. Once a home seeker decides on a home, he should ask his agent to show him around the property personally. Check on the whole neighborhood and not just on the home itself.

Seek government help. People with inadequate financing can ask their housing department if they could avail of any programs to help home renters.

Do the Paper Work. Prepare documents such as the application form, IDs, and your income statement. Some landlords may also require references from colleagues or neighbors.

Read the contract carefully. Before signing, make sure that all conditions in the tenancy agreement such as home rental payment, repair expenses, etc. are understood.

Pick a room mate…only if needed. Sharing chores and the rent with someone is tempting. But make sure that the person is someone trustworthy. No one wants to get stuck paying the rent on his own when he is supposed to have someone to split it with!

Control Expenses. Some allow their landlords to subtract the rent from their accounts automatically (at a small cost for the landlord) to ensure that the rent is prioritized. Ask real estate agents if this is an option.

Once everything is in place, then there would be no stopping a renter from enjoying the comforts of his home rental.
