Choosing a real estate agent can be tough for many reasons. Chances are, you probably know, who knows how many, real estate agents in your area. It's not uncommon. The problem with that is, you get into the business of doing people favors or you are worried about hurting one of your agent friends feelings.
I have a solution to that.
When you are looking for a real estate agent you should do a few things to ensure what agent is doing the best job of marketing people's homes and marketing themselves as well.
The first thing you should do is ride around your town or city and look at your local magazines that are free in the area. For the first time (in your life probably) you will be looking at the ads. Look for the real estate ads. Who do you see? It will start triggering something in your mind that says "I've seen her everywhere!". Don't use this method as an end-all be-all. The reason is because you are looking for patterns. It could be that the agent that you just saw just decided to try that magazine out for the month and chances are they won't get a call on the ad because they don't realize that marketing is a long term investment. It is not a magic bullet.
The next thing to do would be to ask a few people that you know and trust around town to see who they believe the BEST real estate agent is. It helps to ask entrepreneurs who take notice of marketing efforts etc.
Another good tactic would be to go to the top two or three mortgage lenders in the area and ask who they believe are the top two or three real estate agents in the area. This is the referral side of things and will probably be your most effective tactic since most people use recommendations from people whom they know and trust.
You may think that this is a lot of work for just finding a real estate agent. The reason it is completely worth your time is because a real estate agent is not just a real estate agent. Some are better than others. The agent that markets your home more effectively gives you a much better chance of getting you the highest price for your home. This is because the more eyes that see your home, the more feet that walk through your door, the better chance you have of getting a higher dollar amount.
I know that if you follow these steps you will be on your way to finding a great agent to sell your home.
