Door Maintenance Improves Function and Appearance

Replacing windows or doors in your home can be an expensive undertaking, so it is a good idea to properly maintain the doors in your home to get as many years of good use from them as possible. Exterior door will probably need a little more attention than your interior doors, because they have to deal with the harsh, outdoor elements. You also want to make sure that your exterior doors are in good repair so that your home is safe and secure. But it is also important to maintain the function and appearance of interior doors.

Doors that stick or do not close properly are really annoying, so at the very least maintaining your doors just makes your life a little easier. Keeping your doors in good repair also presents a home that receives the proper attention and care that it needs. The really wonderful thing is that taking care of your doors is really quick and easy.

From the Outside In

Since your exterior doors have to weather the seasons, the outside of your door will need to be painted or refinished periodically. If your doors are constructed of wood, and the paint begins to chip or peel, the harsh elements can cause damage to the structure of your door. Give your exterior doors a thorough inspection at least twice a year, and at the first sign of cracking, chipping or peeling paint, plan to reapply paint or varnish at least to the exterior surface of your doors. The best time to do these inspections and maintenance is in the spring and fall while the temperatures are mild.

When you spot a flaw in the paint's surface, scrape off any loose paint and follow it with a good sanding. After the door surface is smoothly sanded, follow up by wiping the door down with a tack cloth to remove all of the residual wood dust. Then paint the entire surface with a high quality primer, and let it dry completely. Next paint on your finish color, and make sure to apply at least two coats. Whenever you are letting a layer of paint dry, make sure to prop the door open until the paint is completely dry; otherwise you will end up essentially gluing your door shut with paint. If your door is varnished instead of painted, follow the same procedure with varnish. If you have a metal or fiberglass door, while they are a less prone to the ravages of the elements, you should follow the same procedures to protect them with paint or varnish.

Inside Doors

Even though interior doors are not affected by the weather the same way as exterior door, doors that are not sealed with paint or varnish tend to swell and stick, especially when the weather is humid. Keeping doors freshly painted or varnished will keep interior doors working smoothing and they will also look clean and fresh.

Taking Care of Hardware
When you are inspecting your doors, make sure to assess the hardware at the same time. If it is showing signs of wear like sticking or squeaking, you may be able to add lubricant to fix the problem, or you may need to replace it with new hardware. Check doorknobs to make sure that they still latch properly. Tighten any loose screws to prevent excess wear and tear on the hardware, and make sure that the weather stripping around your door is in good repair.
