Your website is your first means of showing off your services to luxury buyers. A website advertising an upscale product should be upscale itself. A simple layout, media support, generous amounts of information and clear contact information is going to further your appearance of upper-class professionalism.

If you do not have the time or inclination to create a website on your own, hire it done. It is worth the money to have an easy-to-use, professionally created website. Many website software systems are easy for you to maintain once the website itself is created, allowing you to upload your own information and make corrections to keep up with the times.

If you are in any way concerned with ranking on Google, have unique, relevant content on your website. Google is constantly updating and modifying its programs to mimic the behavior and judgment of a human user. It does not place much of a premium on “borrowed” content at all. Write or pay someone to write up-to-date content about your areas of expertise and why they’re special. Not only will you rank higher for relevant keywords, you will also capture the interest of buyers who have spent the last hour on websites that all feature the same Copy/Pasted material.

Plain HTML is a thing of the past. Your website should be advanced enough to support pictures, text, video, maps and online tours. It makes a great impression if you have something more than the ordinary run of luxury websites. Online tours and interactive maps featuring local amenities and attractions are a great way of underlining that this home is special.

Offer more on your website than strictly real estate related material if you want to attract more buyers. A guide to upscale shopping and dining in the area is a great idea. You can also link to the local city website and other informational websites that deal with home values in the area, frequently needed services (such as daycares/babysitting, doggy daycares, lawn maintenance, etc.), and local events.

Using your website to market luxury real estate can be an effective way of making a great first impression with buyers. Unique content, up-to-date technology and professionally produced pictures, video and mapping are going to make a great impression on luxury buyers and search engines alike.
