1. Price ~ The bottom line is that there is a lot of competition in a buyer’s market. You absolutely have to price your home below the market. You just can’t price your home for what you think it’s worth. In a buyer’s market everybody is looking for a deal, so you need to price your home accordingly.
2. Staging ~ Not only does your home need to be priced below the competition, but it needs to look better than the other homes that are for sale. There are a limited number of home buyers in the market right now and you need to make your home so appealing that they can’t live without it.
3. Professional Photos ~ It doesn’t do you a lot of good to stage your home if you are going to take lousy photos of it. You need to get people to drive out and look at your house. The other homes that you are competing with might not be as nice, but if they look great on the Internet people are going to tour them before they tour yours.
4. Internet Marketing ~ Home buyers shop for homes on the Internet. When people are shopping for a new home it becomes an obsession to them. They spend every waking hour in front of their computer looking for the perfect home. You need to have good Internet exposure and include your professional photos.
5. Great Real Estate Agent ~ Not everybody likes real estate agents or wants to pay their commissions, but the fact is that real estate agents sell homes. You need to work with a well qualified real estate agent that will hire a professional photographer, knows your market to price the home right, and knows what they are doing on the Internet.
