The Logan Utah Real Estate Market May Not Be A Buyer Market Anymore

The Logan Utah real estate market is showing signs of turning from the national perspective that it's a buyers market, to a more seller oriented market. In early August of 2009 the market was bloated with plenty of properties in the Logan area that weren't really in the market. They were properties that had a few problems, whether it was condition or pricing, these problems were preventing them from selling in the current real estate market.

These Logan properties are declining as of late, and this is a good sign for real estate sellers. We are seeing more and more homes go off the market, and not because of them selling. They are being withdrawn by the owners of the property, or they have expired on the Logan Utah multiple listing service (MLS).

The Logan real estate market, in my professional opinion, is showing signs of recovery for two reasons. One being the fact that homes sales are up in large part to the great pricing, the first time home buyer tax credit, and motivated first time buyers. There isn't much time to claim the tax credit, and first time home buyers are closing deals to ensure they don't miss out.

The second reason is the realization factor. Most home owners that either can't afford to pay a professional real estate agent, or they don't want to price their home at market value are pulling there Logan Utah properties from the MLS. This is a good thing for sellers, as it creates a less bloated real estate market, and it will create a stronger price index when pricing your home.

If you price your Logan home correctly, you are in good shape right now as all Logan homes are selling at 97-98% of listing price. If you are in the overpriced market, you will be waiting a very long time to sell your Logan Utah home.
