Home warranty plans are quite similar to normal home insurance, the only difference being that while insurance takes care of the home and structure as a whole, the home warranty covers the systems at home, starting from the electrical and plumbing to the normal home appliances. Home warranty insurance covers appliances, such as refrigerators, stoves, washers, dryers, and dishwashers.

Major household systems, such as heating, electrical, and plumbing systems are also covered with warranty insurance. If you have cover for any of these items and these break down or fail completely, they will be fixed under the coverage provided by your insurance plan. Some times, sellers shall provide the buyer with a home warranty plan under their expense. These policies are usually in effect for one year and can usually be renewed once it has expired. Warranty insurance can also be purchased for an existing or seasoned home. Many sellers offer warranty with the homes that they are selling to make them more attractive to buyers. If a buyer knows that major household systems and appliances are covered by a warranty protection plan, they feel more comfortable and are much more likely to buy the house.

Buyers benefit from such warranties as they are always not in a position to examine a home completely, and such a warranty covers unexpected expenses that can trouble a new owner, especially those covering the electrical and plumbing systems, as these types of repairs take more time, energy and money than a normal home appliance repair.

Most home warranty plans allow you to make a claim if one of your appliances breaks down or if there is a problem with your home’s major systems. In such plans the owner has to be careful that he does not make the mistake of signing the warranty agreement without reading the terms and conditions properly. When you file a claim, a technician will be sent to your home to diagnose the problem and to make repairs. While equipments that are covered under the insurance are repaired without the owner having to incur any major costs, normally there shall be a nominal fee for the service.

There are many companies that sell home warranty before purchasing a plan, make sure that you take time to examine the different plans that different companies offer and choose the best that gives you maximum coverage at a competitive cost. When looking over a home warranty insurance policy, check to see if it covers items, such as central air conditioning, heating systems, washers and dryers, dishwashers, electrical systems, plumbing pipes and systems, refrigerators, roofs and pools. Make sure that the warranty you take covers what you have at home, apart from electrical and plumbing systems.
