You have a property to sell...great! But now what? You need to advertise and let people know your property is available. When you start advertising, be sure to do the right kind of real estate advertising in order to generate leads, and only the best leads.

  1. Create a website. A website is a very valuable tool, especially for collecting contact information. With a website, potential buyers have the option to contact you through email. And don't forget website ads. With website ads, you can create geographically targeted advertisements that search engines will pick up. A website is an easy tool to ease in order to generate leads.

  2. For Sale signs. Don't forget about the most obvious way to advertise. A good, old fashioned For Sale sign has been doing the trick for years and it still works in today's market. Put a For Sale sign up in front of your house. You can put signs within a one-mile radius of the house. Eye-catching signs such as, "No Money Down," or "Owner Financing Available" are especially effective.

  3. Classified ads. Classified ads announce that your house is for sale. Place ads in local newspapers, big and expensive newspapers, small newsletters, and even places like the Thrifty Nickel. Every major and small metropolitan area has publications that are available for advertising. You'll generate a lot of leads with just a little bit of effort by placing classified ads.

  4. Online ads. Places like Craig's List and Postlets are excellent outlets for advertising. You'll get a lot of exposure for minimum investment, if any investment at all. A simple Google search may help you find even more places to advertise online.

You shouldn't expect any of these advertising places to be the golden ticket for getting your house sold, but you should make real estate advertising in these general places part of your routine. You'll get some excellent prospects and generate leads for your buyers list with just a few simple advertising methods.

Once you start receiving calls from your real estate advertising efforts, be sure to add the contacts to your buyers list. Recording every lead you receive from an advertisement will help you track which advertising methods are most valuable to you and worth your time.
