The landlords have the right to collect the payments on time. The landlord and the tenant will agree when the collection will be made. They can do it during the first day of the month or any day that is convenient for both of them. After agreeing to the schedule of the collection, the tenant should pay his due on time. There is no grace period in some states. This is why the landlord can issue an eviction notice right away. Additionally, owners have the right to collect penalties for late payments. They can do this if the payment has been late for more than 30 days already.

The landlord has the right to ask the tenant to comply with the rules and regulations. The said rules have been agreed before the tenant moved in. If the tenant fails to do his part, the landlord can take actions. The breach of the agreement can be dealt with lightly or seriously. It could be as serious as eviction. The agreement mentioned is not limited with the written rules. It also includes the verbal instructions by the landlords.

They also have the right to increase the rent. However, this still depends on what the market tells them. They can only do this if the unit is not governed by any retractions. The property owner should also bear in mind that he cannot increase the rent any time he wants. He has to do it after the term of the lease agreement expires. He needs to notify the renter ahead of time as well, at least 30 days before the increase takes effect. Increasing the rent is complex. It would be best to consult a lawyer before doing this.

The landlord can also ask the renter to pay his own utility bills. If this is what you want then you should put it in writing. The tenant should agree to it. This is necessary because the landlord may be held liable for unpaid bills in the future.

He can also enter the rented property as long as his reasons are valid. He should also notify the occupant beforehand. Among the valid reasons is the need to repair certain portions of the property. He can also enter it for the scheduled inspection and maintenance requirement. He can enter the unit in times of emergency. He can also do this if there is reason to suspect that the unit has been abandoned or if there is a court order to enter the property.
