Although a DIY home inspection could not replace a professional inspection, doing it yourself offers a good idea of the property. The following are steps in doing a home inspection yourself.
- Check out the surroundings of the property and examine the driveway for signs of wear and for cracks. Most importantly, you should determine the drainage in the place. Inspect outside railings, porches and staircases. Structural problems could be indicated by rotting and chirping wood. Use a level to make certain that pillar and stairs are horizontally and vertically aligned.
- Find out if there is roof damage. Missing shingles can be repaired easily, but a low-angle roof with water pooling is a danger indicator.
- Check out if there are wood-inhibiting creatures around. Growth of white fungus on wood exterior indicates high-moisture content and could cause damage and indicate habitation of termite.
- Check out the home interior by determining if there are bulges or cracks on the ceiling and wall. These areas are the first indicators of problems on the interior of the home.
- Check the water systems and test drains, taps and toilets. Pay attention to the state of the pipes found under the sinks and watch out for rust or mold deposits on pipes that disappear into walls.
- You should also check the heating and electrical systems of the house such as the ventilation fans, especially those coming form the furnace. Watch out for dangling or loose wires, loose lighting fixtures and rusted circuit breakers.
- You should also inspect the doors and windows and be on the lookout for dry rot.
- Determine the condition of the kitchen, bathroom cabinets and countertops. Find out if there are missing drawers or doors, chipping wood, stuck doors and missing drawers or doors.
Never buy a house until you have performed a home inspection, either by paying a professional inspector or doing the inspection yourself. Inspecting a home helps you save more and helps you determine the problems in the house that you should know. Inspect the home the same way you inspect a product or the market before investing.
