There are several tricks to selling a home without having to make major concessions in price. One of the best things you can do for you and your property is stage your home for sale. Homes that are staged typically require less time to sell, research has shown that staged homes can sell nearly 40 percent faster than their counterpart.
Staging a home is simple and doesn’t require much investment. Many times you can find the resources you need among your own belongings or you can hire a professional to stage your property for you. Local real estate agents will also be able to help in staging your home.
The ultimate goal when selling your home is to get the most money for your home. Homes that are staged typically bring in a higher selling price than homes that are not. They also don’t tend to sit on the market for long periods of time thus saving more money on advertising and marketing. It is important to draw as much attention to your home as possible when putting it on the real estate market and staging does just that.
When considering where to begin I recommend looking at the exterior of your home. Doing a good job staging requires both the inside and outside of the home to be prepared. Cut and trim your lawn, shrubs, and bushes. Plant flowers if necessary and keep your lawn manicured and well maintained. You never know when a potential homebuyer will drive by. Unless a homebuyer is looking for a fixer upper they don’t want to have to spend time and money on the yard once they move in. Providing a well maintained front yard gives the homebuyers a good impression that the inside will be well maintained as well. Thus, getting them to stop the car and take a look around.
Getting a homebuyer inside is a great accomplishment. You have passed the initial phase and it is time to continue to “WOW” them with your home and what it can offer them. Even though you want the home to look spacious and clutter free you also want to provide something for the imagination. Vacant empty homes are okay but they lack the homey touch and feel. Adding a bit of staging in areas of the home helps get the homebuyer’s imagination going. They begin to visualize what they can do with that area or changes they would make.
Getting off on the right foot means taking the necessary steps to make your home stand out from the pack. Taking the time to stage your home, inside and out, is the way to do that. Get the most back on the sale of property.
